FU Life takes space at Boulevard Berlin

Berlin’s Boulevard Berlin, a prominent high-street shopping destination, is undergoing a significant transformation, with a recent deal marking a major milestone in this process. FU.Life Group has signed a long-term lease for 217 fully furnished serviced apartments, occupying approximately 12,000 m² of space.
The agreement represents a significant step in the centre’s transformation into a mixed-use urban destination, with Dunman Capital acting as the operating partner for the ownership of the property.
FU.Life Group will occupy the 12,000 m² space across three distinct components: 8,000 m² dedicated to the serviced apartments, 3,000 m² of central atrium, and 1,000 m² of terraces and shared amenity areas.
Residents will have direct access to the centre’s established restaurants, cafes, fitness and wellness facilities, and coworking spaces, as well as direct connectivity to the U-Bahn station.
Josip Kardun, Managing Partner at Dunman Capital, stated that the agreement represents a major milestone in the transformation of Boulevard Berlin, underlining the strong potential of mixed-use concepts for prime inner-city assets.

Henning Zimmermann, also a Managing Partner at Dunman Capital, added that FU.Life is a key partner in bringing their vision for the property to life, with their expertise in residential development and community-focused living concepts being instrumental in creating a sustainable lifestyle destination.
Georg Haider, Managing Partner at FU.Life Group, commented that Boulevard Berlin is a blueprint for how established commercial destinations can evolve into mixed-use lifestyle living environments.
Eyal Gicelter, also a Managing Partner at FU.Life Group, stated that the project represents the next evolution of commercial living, integrating living into an established destination where retail, hospitality, mobility, fitness, and community already exist.
The announcement highlights two key structural points: the pre-letting milestone, with over 50% of the repositioned space already let, and FU.Life’s operating model, which involves a long-term operating lease, absorbing tenancy risk in exchange for operational control.
This lease-based operator model provides a repositioning route with no requirement to sell the asset or fund a development, offering a new tool for asset managers sitting on complex legacy retail stock.
For developers and investors evaluating mixed-use retail conversion strategies, this deal serves as a compelling proof point for the argument that high-quality high-street retail buildings are better candidates for proactive mixed-use repositioning than distressed secondary centres.

The deal demonstrates the potential for mixed-use concepts to drive growth and transformation in urban areas, with FU.Life Group and Dunman Capital playing a key role in shaping the future of urban living.
It will be interesting to see how this project evolves.
Boulevard Berlin’s transformation is not just about creating a new mixed-use development, but about redefining the way people live, work, and interact in urban areas.
By integrating living, working, and community spaces, FU.Life Group and Dunman Capital are creating a new model for urban living that prioritizes connectivity, sustainability, and community.
This approach has the potential to shape the future of urban development.
