Standard Chartered has led a €550m senior term loan for a portfolio of six build-to-rent developments across Dublin, comprising 1,812 residential units and 12 commercial spaces, owned by a client fund of M&G Real Estate and developed and operated by Marlet Property Group.

The portfolio spans five well-established Dublin neighbourhoods: St Clare’s, Harold’s Cross, Claremont, Grand Canal Harbour and Dundrum, giving the sponsors geographic spread across a city where rental demand has consistently outpaced supply.

Affinius Capital and Macquarie Capital Principal Finance have also committed €182m of preferred equity, taking the total capital solution to €732m.

The senior debt is only part of the story, with the total capital solution marking a significant investment in Ireland’s private rented sector.

Ireland’s private rented sector attracted just €400m in full-year investment during 2025, a figure expected to more than double over the course of 2026.

CBRE forecasts sector-wide yields compressing toward roughly 4.50% in 2026, as competition intensifies for stabilised, income-producing assets.

The facility has been structured as a Green Loan, with every residential unit in the portfolio holding a Building Energy Rating of A3 or better.

Standard Chartered acted as Sole Underwriter and Mandated Lead Arranger on the senior facility, a mandate that put its own balance sheet behind one of Ireland’s largest institutional living portfolios.

The deal’s real significance may lie in its timing, as it signals how much weight international lenders and equity investors are now prepared to put behind Ireland’s living sector.

For Standard Chartered, the deal extends a relationship built on repeat business with M&G, and reinforces a broader push into European real estate financing.
